This detached 4-bedroom home needed TLC, extra space, and reconfigured rooms.

The original 1980s 2-storey extension had damp, leaks, low ceilings, and a problematic garage. On steep Horniman Hill, extra care was required for the ground level and retaining walls. Collaborating with the clients, we revised the brief, adding a new 2-storey rear extension that increased the footprint by 2 metres and reconfigured both floors.

The ground floor now hosts an open family area—dining, kitchen, and living room—that opens onto the garden through full-height sliding doors.

The first floor features equal-sized children’s bedrooms and a master with ensuite that captures garden views. A new connection links the kitchen-dining space to the refurbished garage, which now serves as bike and storage space, while a glass rooflight and new stair lead to the utility room. Partial new insulation, updated radiators for future AHP, continuous pine flooring, and varied blue accents complement two distinct bathroom tile layouts.
